What is a side yard house?
The side yard house is a house type developed in the Carolinas and other low humid tidewater states. Aaron Parker has adapted the best characteristics of this house type to the Minnesota climate. Ross Fefercorn and Parker did significant research into Minnesota tastes and Minnesota values in their development of the homes for the Humboldt Greenway in North Minneapolis (the Notherly extension of Victory Memorial Parkway). We bring the knowledge and expertise we gained there to Humboldt Greenway.
Side Yards
The planned layout of the site is to provide a usable, south facing side yard, also called the homes “active” side yard. The north side of the home is located five feet from the property line and uses only transom type windows to insure privacy for the adjoining neighbor's yard. The north side of the home is referred to as the “passive’ side yard.
A simple use easement is included in each deed that allows each homeowner to use the north five feet of the adjoining property as part of their active side yard. The use of the easement includes certain restrictions to the benefited party and on certain rights of access for maintenance to the home for the encumbered party. This concept allows the benefited party the maximum amount of active side yard green space.
